Case Study: Phoenix Retail Park, Longton, Stoke on Trent

Construction of a steel framed building housing five retail units, totalling approximately 42,100 sq ft, as well as the laying of foundations and associated works for a modular McDonald’s restaurant.

The site is the former Longton Timber Yard and is located next to a Tesco Extra superstore and an existing retail park, with prominent frontage to the A50 Stoke-Derby dual carriageway; access will be formed off the main road into Longton. The project also includes parking for over 200 cars.

As a railway line is located to the rear of the block of retail units, Network Rail were contacted prior to construction commencing to check for any potential issues with the steel building.

Additionally, a bridleway runs alongside the site through to the housing estate behind the railway line. As this is a public right of way which is used daily, particularly by local children, access will need to be maintained at all times.

Works to complete the retail units will include the provision of toilet blocks in each, whilst the internal fit outs will be the responsibility of each individual tenant. Tenants have been confirmed for Unit 3 (Smyths Toys) and Unit 5 (Pets at Home).

Aside from the foundations, preparatory works for the McDonalds restaurant will include drainage, ducting and electrics. Initial ground works have uncovered a previously unidentified gas main which had to be investigated. It was discovered to be dead and then removed. Once the prefabricated building is in place, external landscaping will be completed.
